The AGC glass factory in Tiel, “Maasglas,” was established in 1963. Initially, it produced window glass and employed about 1,000 workers. In 1981, the factory was acquired by Asahi Glass Company (AGC). AGC produced safety glass for offices and the auto industry. In 2009, the tempered glass plant closed. The float glass plant closed in 2012 due to overcapacity. The final closure of all operations took place in 2015.

Tiel has its own inland shipping terminal (CTU Rivierenland) on the AmsterdamRijnkanaal. This container terminal, managed by CTU, part of Theo Pouw Group, has a 200-metre loading and unloading quay, a port crane and a reeferstack for temperature-controlled containers. The terminal offers frequent barge connections to various destinations, including the ports of Rotterdam and Amsterdam.

Tiel is located southeast of Utrecht, directly on the A15 motorway. The “Kellen” business park has excellent access by car and is optimally connected to the A15 motorway. Deil interchange and the A2 motorway are only about 10 minutes' drive away.

A flower meadow around the building will promote biodiversity and gives an enjoyable work environment.
Lighting
LED lighting will be used which works with presence detection.
Materials
Montea reassess its choice of materials continuously and will look for innovative and circular materials that can be easily repaired, dismantled, reused or recycled without any major impact on the environment.
PV Installation
Montea adds PV installations to its logistics properties to generate local green energy and reduce CO2 emissions. Tenants can buy this energy at a discounted rate.
Ventilation
In order not to work with a gas-fired air heaterand a separate installation responsible for the hygiene ventilation air, we switch to air handling units in combination with heat pumps placed on the roof.
Energy monitoring
The warehouse features an energy monitoring system that allows customers and Montea to track daily energy usage and make necessary adjustments, quickly identifying and correcting any deviations.
Rainwater
Rainwater is collected with the ambition to reuse it in the future.
Charging facilities
Charging stations (22kW) for electric vehicles will be provided. Also the bicycle storage will have the necessary facilities for electric bicycles.
